Landwise provided market research, fiscal impact analysis, master planning, and real estate advisory services for a private client on a full-service marina property on the Long Island Sound in Fairfield County, CT. New ownership created by generational transition was looking to be more responsive to current boating trends while simultaneously freeing up portions of the land for a higher and better use. The goal was to fund infrastructure improvements required to upgrade and consolidate the marina, so that it could coexist with a new mixed-use district on approximately 12 acres of the site. The master plan undertaken in collaboration with VHB laid out a vision of waterfront retail, restaurants, housing, hotels and mixed use. Landwise helped to lead the negotiations with the City. The plan cleared a major hurdle when an agreement was reached by the landowner's attorney and City clarifying a 100-year-old land use deed and access easements. Subsequently roadway construction providing access to family-owned property on the northern and western portions of the peninsula was undertaken.
