Security Square Mall was a regional destination that flourished as most shopping malls did for decades. Now, just over fifty years later, Security Square Mall is poised for a rebirth. This 88-acre site is not only significantly underutilized, but also not meeting the needs of the community that surrounds it. The vision for Security Square Mall presents a comprehensive plan for the development of the site. The process was structured to allow residents and stakeholders to work hand-in-hand with Baltimore County, the consultant team, and Morgan State University students. Site control by six various ownership entities as well as over 150 leases of varying terms meant a shared strategy would be essential to executing a vision. Landwise led property owner engagement to understand the owners' diverse interests and plans. The acquisition of a key vacant parcel by Baltimore County proved to be a strategic move that will allow public officials to facilitate change and for the vision to begin realization.

Landwise led the market analysis assessing the potential for future development at Security Square Mall by reviewing socioeconomic data, property leasing metrics, and local economic trends. The analysis showed that there is a strong demand for mixed-use on this site over the next 10-years, but that full site-redevelopment will take decades to come.
